La Casa Modular offers a range of luxury prefabricated and modular homes, designed to provide luxury & high-quality complete living spaces that come with 3 sizes: 45, 75, and 115 sqm. Combining modern design, sustainability, and functionality, our Homes are inspired by the traditional Indonesian Gladak house from Central Java and the modern Scandinavian living concept that embraces living close to nature.La Casa Modular offers a range of luxury prefabricated and modular homes, designed to provide luxury & high-quality complete living spaces that come with 3 sizes: 45, 75, and 115 sqm. We offer three standard models:

  • La Casita: A compact model with 45+ sqm and a loft. Ideal for accommodations. Suitable for 2 to 4 people and includes a kitchenette.
    • First floor:  bedroom,  bathroom, kitchenette.
    • Second floor:  bedroom or a living space
    • Terrace: available on the first floor.
  • La Finca: A medium-sized model with 75 sqm with two floors. Ideal for accommodations and permanent living. Suitable for 2 to 4 people. Available with or without a full kitchen.

  • La Residencia: The largest model in the collection, offering 115 sqm with two floors and a second-floor balcony. Idea for accommodations or permanent living. Suitable for 4+ people.

    • Second floor:  bedroom,  balcony

The standard package for all Homes includes:

  • Consultation and Home design services
  • Complete structure and substructure, including walls, doors, windows, flooring, and sound and heat-insulated roofing
  • Fully furnished modular, knockdown furniture designed to fit the space
  • Sanitaryware, included with mechanical, electrical, and plumbing (MEP) systems
  • Coordinating engineering and construction teams to ensure smooth delivery

Additional customizations and upgrades are available by request.

  • Concrete point foundations (to be completed by the client and a local contractor)
  • Connection to electricity and water sources of the House
  • Wastewater treatment system
  • Appliances (e.g., water heater, air conditioning, fridge, water dispenser, washing machine)
  • Installation fees (8-12% of the house cost, depending on the location)
  • Delivery fee (depending on the location)

The timeline for building and delivering a House depends on several factors, including factory capacity, the layout and size of the house, and the land condition of the client. As a general estimate:

  • La Casita: 2 months for production and 4-6 weeks for installation
  • La Finca: 3 months for production and 6-8 weeks for installation
  • La Residencia: 4 months for production and 8-10 weeks for installation

 

Please note every material used in creating a House is manufactured and treated in house, ensuring highest quality and safety. While the production of metal structures is relatively fast, the wooden wall panels and furniture can take longer as it is a hand-crated masterpiece.

Yes, we offer various customization options, including layout adjustments, additional features, and personalized finishes to match your preferences. However, the structural components of the House remain fixed, so clients can modify walls and layouts as long as the overall structure is preserved. It’s also possible to extend the house within our 1.8 x 1.8 meter grid.

That said, we encourage clients to consider our three standard models as they are designed to offer maximized functionality and aesthetic appeal.

In 2025, we are focusing on projects in Indonesia and Thailand. For 2026, we plan to expand to Malaysia, with further expansion to other countries in Southeast Asia in the years to come.

We use high-quality materials to ensure durability and longevity. Our teak wood comes from government plantations and is naturally resistant to moisture and termites. Additionally, we treat the wood in our factory to enhance its weatherproofing properties.

For wet areas, such as walls, roofing, and flooring, we use Teak Polymer Composite, a combination of recycled plastic and teak dust, designed for added durability.

Our furniture is primarily made from teak wood and rattan, with the exception of the dining table, which is crafted from Suar wood.

The prices of our homes vary depending on the model and any customizations. The base prices start from:

  • La Casita: $60,000 USD (fully furnished)
  • La Finca: $90,000 USD (without a kitchen), $95,000 USD (with a kitchen)
  • La Residencia: $130,000 USD (1 bedroom), $135,000 USD (2 bedrooms)

These prices include the full house, furniture, MEP (mechanical, electrical, and plumbing), lamps, curtains, and other standard features. What is not included are:

  • Concrete point foundation
  • Appliances (e.g., water heater, air conditioning, fridge, water dispenser, washing machine)
  • Delivery fee
  • Installation fees

We offer appliance packages starting from (only in Indonesia):

  • $950 USD for La Casita
  • $2,500 USD for La Finca
  • $3,250 USD for La Residencia

Please note that in Thailand and other countries, we recommend using locally available products to save on shipping costs and warranty issues.

The maintenance required is similar to that of a regular house. Frequent cleaning is necessary, just like in any other home. We provide cleaning kits with each House to assist in keeping the Home in good condition.

We require a 50% deposit before production and the remaining 50% before delivery. Depending on the order volume, the percentage of the deposit can be adjusted.

  • La Casita 45 sqm: 2,200 kWh/month
  • La Finca 75 sqm: 5,000 kWh/month
  • La Residencia 115 sqm: 7,000 kWh/month
  • La Casita: $1,300 USD per sqm
  • La Finca: $1,200 USD per sqm
  • La Residencia: $1,100 USD per sqm

The land size required will depend on the model and layout. For precise requirements, please consult with us for further details based on your chosen design.

Our Homes are classified as ‘semi-permanent’ structures, making them suitable for green zones or preserved areas since they require minimal ground excavation. However, it’s always recommended to check with your local authority for confirmation.

Our Homes are built on Concrete Point Foundations. These are simple yet effective foundations that minimize land disturbance. We provide a video showing how the foundation is constructed.

Yes, our Homes can be installed on sloped land. The Concrete Point Foundation consists of strong galvanized beams that support the flooring, and the height of each point can be adjusted to accommodate the slope.

Yes, our materials are chosen with sustainability and durability in mind. The teak wood we use for furniture and parts of the house are sustainably sourced from government-managed plantations and treated to enhance its beauty and strength. For roofing, flooring, and walls, we use a composite material made from teak wood dust and recycled plastic, which helps to upcycle waste and reduce environmental impact.

Yes, we use insulation in the roof and top walls, which helps to reduce indoor temperature by a few degrees Celsius, improving energy efficiency and comfort.

Our Homes are versatile and can be used for various purposes, including as residences, offices, rental properties, restaurants, or resorts.

Yes, our Houses are modular, meaning they can be easily disassembled and reassembled if needed. This makes them ideal for short-term leases or situations where relocation is necessary. Additionally, maintenance is simpler as individual parts can be replaced quickly without causing significant downtime.

We provide schematic drawings for plumbing and electrical setups. Your local contractors can manage the installation, with our supervision to ensure proper execution.

Yes, the structure is strong enough to support solar panels. However, installation should be handled by a specialist on the client’s side to ensure proper setup and efficiency.

The return on investment for our Homes can vary depending on the intended use, location, and customization. Homes used for rental purposes or as vacation properties tend to offer higher returns, but individual circumstances and market conditions will impact the ROI. Please consult with us for full details regarding this matter.

Maintenance costs for modular homes are generally lower compared to conventional houses due to their modular design. Since individual elements can be easily replaced or repaired, long-term maintenance is simplified and less costly.

Our Homes are designed for mountain areas and tropical climates; best suited for warm areas. They are not recommended for locations that experience snow or extreme cold temperatures.

Our Homes meet important safety standards, including fire ratings, wind resistance, earthquake resistance, and insulation performance. For detailed certifications, please refer to the product catalog.

Maintenance is similar to that of any regular house. Regular cleaning is important, and parts such as furniture or panels may need replacement over time due to wear and tear. Since our Homes are modular, individual parts can be easily replaced when needed.

Yes, the House has been tested in Indonesia, specifically in the Ring of Fire region, based on structural analysis using Bali’s parameter range location. This means our structure is built to meet the earthquake resistance qualifications for that area.

Yes, the roof and top walls are both insulated to ensure optimal energy efficiency and comfort.

Application

Our Tents can serve many purposes such as villas, resorts, spas, receptions, restaurants, yoga shalas, homes, event venues, and more. Some interesting purposes that our Tents have served are schools, educational workshop spaces, dormitories, rooftop restaurants, rooftop homes, gyms, and sauna. There is no limitation on how to use our Tents! Feel free to contact us here if you would like to consult other purposes not listed here

You can consider 5 x 7.5 m with 1 ensuite bathroom. It’s spacious and comfortable enough for 2 people generally and 4 people with 2 extra twin beds to be added. Other common sizes are 5 x 5 m and 5 x 10 m.

You can consider 5 x 15 m with 1 bathroom in each bedroom and a living area in the middle. It’s spacious and comfortable enough for 4 people generally and 5 people with a sofa bed to be added. Another common size is 7.5 x 15 m for extra space.

We can have 2 bedrooms maximum in 1 Tent, so we can design 2 or more units to make 3 or 4 or more bedrooms as you prefer.

Depending on the capacity, it can be as small as 3 x 3 m that accommodates 1 private treatment bed, 5 x 5 m or 5 x 7.5 that accommodates 2 treatment beds with 1 ensuite bathroom. 5 x 12.5 m can also be considered for 2 rooms with 2 treatment beds each,1 bathroom each, and a lobby in the middle.

Depending on the capacity, it can start from 7.5x 10 or 5 x 15 m with semi-outdoor areas on the extended verandas for 30 PAX, approximately. It can be as large as 10 x 15 m to reach 100 PAX.

We allow many customizations on roof designs, walls, flooring, doors, and layouts. We also have many size options based on a 2.5 m grid to choose from 2.5×2.5 to 10×10 m.

Materials

Our Tent structure is prefabricated and modular galvanized steel poles with 2 additional marine paint coatings applied to increase anti-rust and anti-corrosion properties. The bamboo covers are for decorative purposes.

Our signature wall is made of canvas with three layers, giving it self-cleaning, waterproof, and insulated properties. We also offer other canvas combinations, including canvas with a mosquito net and canvas with a plastic shield for rain protection, etc.

Additionally, we provide wall materials such as composite, teak wood, and glass. If you prefer materials beyond our offerings, such as brick or concrete, you are welcome to manage those on your own.

We offer composite and teak wood materials. If you prefer options like concrete, tiles, or other materials, we welcome you to manage those according to your preferences.

Since the first installation, the structure is meant to last 25+ years while walls, roofs, doors, and other Tent parts are expected to live 6-8+ years with replaceability. The number of years is subject to microclimate and maintenance quality. We offer parts for sale and a maintenance service on demand.

We source materials for different parts of our Tents from the best suppliers around the world such as France, Spain, Japan, Indonesia, etc. We have our factories in Banyuwangi, Indonesia, where the making of our Tents takes place.

The steel poles used for our structure are lead-free while other parts of our Tents are eco-friendly. For example, composite walls and flooring are made of recycled plastic and teak wood dust left over from our furniture making. Our canvas is upcyclable; the leftover canvas has been used to create raincoats and tote bags. Moreover, the concept of installing our Tents is eco-friendly as it involves very minimal ground impact with the Concrete Point Foundation system.

The installation of our Tents is easy and quick. Before installation, you will need to prepare the foundation according to your project location. This could involve elevating the Tent on a platform for hilly areas or using the Concrete Point Foundation system for ground-level installation. Both methods are environmentally friendly, minimizing ground disturbance, emissions, and noise.

Our Tent grid system is 2.5 m, starting from 2.5 m to 15 m. It means width and length can be extended by every 2.5 m until it reaches 15 m (the maximum size ends at 10 x 15 m).

Our Tents can be as durable as concrete buildings. It can withstand the wind speed up to 170+ km/hr with some protocols applied; therefore, they can be located in storm-prone locations and harsh weather such as snow or desert.

You can consider adding another unit to increase the size to your requirement,instead. For example, if you would like a 250 sqm Restaurant Tent, you can have one 10 x 10 m and another 10 x 15 m placed next to each other. We completed the Hemingway Wedding Venue for Bali Beach Glamping by combining 4 Tents to make a 250+ sqm elegant venue.

Our Tents are classified as a semi-permanent structure; meaning they can be uninstalled and relocated if you wish. However, they aren’t meant to be moved on a daily or weekly basis because of the fixed MEP and foundation systems.

It is possible we can customize our Tent structure to allow more flexibility. Please consult our architect team for more details.

Interior

We have Safari Experimental, Japandi, and Mediterranean. We design and produce them in house.

Our single piece of furniture is made by hand, so we need 6-8 weeks for production.

Our furniture is made of durable and high quality materials, so it can last 6-8+ years, subject to microclimate and maintenance.

Our furniture is 100% teak wood and rattan based, sourced in Indonesia.

We would love to collaborate with other designers who are as passionate as we are about creating new, extraordinary living experiences. Please contact us for further information.

We provide a 6 month to 1 year warranty on our furniture. In case of any factory default, we will send you a new replacement.

We allow customizations such as finishing colors, sizes, material use, on our furniture. Please note that some customizations may incur some additional charges.

Sales

We accept payment in Indonesian Rupiah and US Dollars by cash transfer. If an order is below 100,000 USD, the payment will be 50% for deposit before production and 50% for final payment before delivery. If an order is above 100,000 USD, the payment will be 30% for deposit before production, 30% for progress payment, and 40% for final payment before delivery.

We include the following expenses in our invoice:

  1. Tent structures (roofs, walls, doors, canopy extensions, and other Tent parts).
  2. Complete set of our furniture (sanitaryware included for projects in Indonesia).
  3. PPN (only for projects in Indonesia).
  4. Labor costs for our installation team.
  5. Packing costs.

For projects outside Indonesia, there are no VATs and export taxes applied.

We provide the first few complimentary consultation hours to fine tune your project with our products.

Design Service
For every single client, we offer a complimentary initial design & pricing proposal that covers Tent interior and exterior. We also provide a comprehensive design service that covers Tent interior and exterior, including illustrations of non-Tented facilities, a site plan, and rough landscaping, with an extra charge starting from 6,000 USD that will be returned in full if a purchase above 200,000 USD is made later on.

Coordination
Since we also work with other parties in order to accomplish your project such as landscaping, foundation, delivery, MEP team, and more, we assist in coordination in order to ensure smooth and correct operations.

Installation Service
We provide installation support for any project around the world. When you purchase an order from us, we include labor costs for our installation team while you help manage their transportation, meals, and accommodations throughout the stay.

Maintenance Service
We provide maintenance support on demand such as deep cleaning, repair, and part replacement. We also provide maintenance training, so you will be able to take care of this matter in house later on.

Feasibility Study
We can assist you in bringing your concept to reality by giving business consultation and a feasibility study.

Tents
You order a Tent or many more to any destination in Indonesia or anywhere in the world.

Furniture
We don’t have a minimum order policy in Indonesia locations. However, we apply at least a 10,000 USD purchase policy for overseas destinations.

Installation

The installation work is divided into pre and post Tent delivery.

Pre-Tent Delivery
We will guide you to prepare the foundation according to your land conditions. The foundation options can be an elevated platform with decking or Concrete Point Foundation without elevation.

Post Tent Delivery
We will have our installation team guide your local worker team to install the Tents. 1 Tent takes 3-5 days to complete, depending on the Tent size and the number of your local worker team.

Maintenance

Consider cleaning our Tents with the same schedule and procedure as you would clean your concrete house or building.

  • Daily cleaning involves sweeping, dusting, and ventilating the room.
  • Weekly cleaning involves deep vacuuming, mopping the floor, and inspecting stains on the exterior canvas.
    If there is a stain, please quickly clean it as soon as possible by following our instructions in the manual.
  • Monthly or quarterly cleaning involves deep cleaning on the canvas and roof.
  • After 6-8 years+, a consideration to replace parts and furniture is needed.
  • After 25 years+, a consideration to replace the structure may be needed.

The concept of replacing parts is very simple and quick; just take it off and put a new one on. It may take just a few hours, so don’t worry about closing the Tent for a day or more for maintenance.
