La Casa Modular offers a range of luxury prefabricated and modular homes, designed to provide luxury & high-quality complete living spaces that come with 3 sizes: 45, 75, and 115 sqm. Combining modern design, sustainability, and functionality, our Homes are inspired by the traditional Indonesian Gladak house from Central Java and the modern Scandinavian living concept that embraces living close to nature.La Casa Modular offers a range of luxury prefabricated and modular homes, designed to provide luxury & high-quality complete living spaces that come with 3 sizes: 45, 75, and 115 sqm. We offer three standard models:

  • La Casita: A compact model with 45+ sqm and a loft. Ideal for accommodations. Suitable for 2 to 4 people and includes a kitchenette.
    • First floor:  bedroom,  bathroom, kitchenette.
    • Second floor:  bedroom or a living space
    • Terrace: available on the first floor.
  • La Finca: A medium-sized model with 75 sqm with two floors. Ideal for accommodations and permanent living. Suitable for 2 to 4 people. Available with or without a full kitchen.
    • Accommodation Type:
      • First floor:  bedroom,  bathroom,  living space
      • Second floor:  additional bedroom, a working station, or a living space
      • Terrace: available on the first floor.
    • Living Type:
      • First floor:  kitchen,  dining space,  living space,  bathroom
      • Second floor:  bedroom
      • Terrace: available on the first floor.
  • La Residencia: The largest model in the collection, offering 115 sqm with two floors and a second-floor balcony. Idea for accommodations or permanent living. Suitable for 4+ people.
    • First floor:  bedroom,  bathroom,  kitchen,  dining space,  living space
    • Second floor:  bedroom,  balcony

The standard package for all Homes includes:

  • Consultation and Home design services
  • Complete structure and substructure, including walls, doors, windows, flooring, and sound and heat-insulated roofing
  • Fully furnished modular, knockdown furniture designed to fit the space
  • Sanitaryware, included with mechanical, electrical, and plumbing (MEP) systems
  • Coordinating engineering and construction teams to ensure smooth delivery

Additional customizations and upgrades are available by request.

  • Concrete point foundations (to be completed by the client and a local contractor)
  • Connection to electricity and water sources of the House
  • Wastewater treatment system
  • Appliances (e.g., water heater, air conditioning, fridge, water dispenser, washing machine)
  • Installation fees (8-12% of the house cost, depending on the location)
  • Delivery fee (depending on the location)

The timeline for building and delivering a House depends on several factors, including factory capacity, the layout and size of the house, and the land condition of the client. As a general estimate:

  • La Casita: 2 months for production and 4-6 weeks for installation
  • La Finca: 3 months for production and 6-8 weeks for installation
  • La Residencia: 4 months for production and 8-10 weeks for installation

Please note every material used in creating a House is manufactured and treated in house, ensuring highest quality and safety. While the production of metal structures is relatively fast, the wooden wall panels and furniture can take longer as it is a hand-crated masterpiece.

Yes, we offer various customization options, including layout adjustments, additional features, and personalized finishes to match your preferences. However, the structural components of the House remain fixed, so clients can modify walls and layouts as long as the overall structure is preserved. It’s also possible to extend the house within our 1.8 x 1.8 meter grid.

That said, we encourage clients to consider our three standard models as they are designed to offer maximized functionality and aesthetic appeal.

In 2025, we are focusing on projects in Indonesia and Thailand. For 2026, we plan to expand to Malaysia, with further expansion to other countries in Southeast Asia in the years to come.

We use high-quality materials to ensure durability and longevity. Our teak wood comes from government plantations and is naturally resistant to moisture and termites. Additionally, we treat the wood in our factory to enhance its weatherproofing properties.

For wet areas, such as walls, roofing, and flooring, we use Teak Polymer Composite, a combination of recycled plastic and teak dust, designed for added durability.

Our furniture is primarily made from teak wood and rattan, with the exception of the dining table, which is crafted from Suar wood.

The prices of our homes vary depending on the model and any customizations. The base prices start from:

  • La Casita: $60,000 USD (fully furnished)
  • La Finca: $90,000 USD (without a kitchen), $95,000 USD (with a kitchen)
  • La Residencia: $130,000 USD (1 bedroom), $135,000 USD (2 bedrooms)

These prices include the full house, furniture, MEP (mechanical, electrical, and plumbing), lamps, curtains, and other standard features. What is not included are:

  • Concrete point foundation
  • Appliances (e.g., water heater, air conditioning, fridge, water dispenser, washing machine)
  • Delivery fee
  • Installation fees

We offer appliance packages starting from (only in Indonesia):

  • $950 USD for La Casita
  • $2,500 USD for La Finca
  • $3,250 USD for La Residencia

Please note that in Thailand and other countries, we recommend using locally available products to save on shipping costs and warranty issues.

The maintenance required is similar to that of a regular house. Frequent cleaning is necessary, just like in any other home. We provide cleaning kits with each House to assist in keeping the Home in good condition.

We require a 50% deposit before production and the remaining 50% before delivery. Depending on the order volume, the percentage of the deposit can be adjusted.

  • La Casita 45 sqm: 2,200 kWh/month
  • La Finca 75 sqm: 5,000 kWh/month
  • La Residencia 115 sqm: 7,000 kWh/month
  • La Casita: $1,300 USD per sqm
  • La Finca: $1,200 USD per sqm
  • La Residencia: $1,100 USD per sqm

The land size required will depend on the model and layout. For precise requirements, please consult with us for further details based on your chosen design.

Our Homes are classified as ‘semi-permanent’ structures, making them suitable for green zones or preserved areas since they require minimal ground excavation. However, it’s always recommended to check with your local authority for confirmation.

Our Homes are built on Concrete Point Foundations. These are simple yet effective foundations that minimize land disturbance. We provide a video showing how the foundation is constructed.

Yes, our Homes can be installed on sloped land. The Concrete Point Foundation consists of strong galvanized beams that support the flooring, and the height of each point can be adjusted to accommodate the slope.

Yes, our materials are chosen with sustainability and durability in mind. The teak wood we use for furniture and parts of the house are sustainably sourced from government-managed plantations and treated to enhance its beauty and strength. For roofing, flooring, and walls, we use a composite material made from teak wood dust and recycled plastic, which helps to upcycle waste and reduce environmental impact.

Yes, we use insulation in the roof and top walls, which helps to reduce indoor temperature by a few degrees Celsius, improving energy efficiency and comfort.

Our Homes are versatile and can be used for various purposes, including as residences, offices, rental properties, restaurants, or resorts.

Yes, our Houses are modular, meaning they can be easily disassembled and reassembled if needed. This makes them ideal for short-term leases or situations where relocation is necessary. Additionally, maintenance is simpler as individual parts can be replaced quickly without causing significant downtime.

We provide schematic drawings for plumbing and electrical setups. Your local contractors can manage the installation, with our supervision to ensure proper execution.

Yes, the structure is strong enough to support solar panels. However, installation should be handled by a specialist on the client’s side to ensure proper setup and efficiency.

Yes, the House has been tested in Indonesia, specifically in the Ring of Fire region, based on structural analysis using Bali’s parameter range location. This means our structure is built to meet the earthquake resistance qualifications for that area.
